1. Data controller
Maximus Agency di Dell'Orso Oliinyk Oleksandr
VAT no.: 01830800080
REA: IM-248294
E-mail: mail@maximus-realestate.com
PEC: oliinyk.oleksandr@pec.it
Phone: +39 328 3196107
2. What data we process
Data you give us: when you fill in a request form (information about a property, a message to the agency) we process your name, e-mail and/or phone number, your message, the property you are interested in and the language of the page. The same applies if you write or call us by e-mail, phone, WhatsApp or Telegram.
Technical data: like any website, the server records IP address, date and time, requested page and browser type. They serve security and operation. With your request we do not keep your IP address, only a non-reversible code (computed with a secret key and different every day) that limits repeated automated submissions.
Maps: when you open a map (or rest on the «Map» button of the list, so that it opens faster) your browser downloads the map tiles from OpenFreeMap (openfreemap.org), an external service that receives your IP address and the area you are looking at, like any site from which a browser loads content. We send it no other data. Map data is © OpenStreetMap contributors (openstreetmap.org/copyright) and © OpenMapTiles (openmaptiles.org).
Videos and virtual tours: if a listing has a video or a virtual tour, the content loads from the service that hosts it (YouTube in privacy-enhanced mode, Vimeo or Matterport) only if you have agreed to third-party content (in the banner or in the “Cookie preferences”) and tap «Play»: until then no request is made to that service. From then on the service receives your IP address and may use cookies of its own, under its own policy; an address of any other service opens in a new tab only if you tap it.
Preferences: a technical cookie (“gk_consent”) remembers your cookie choice for 6 months and another (“gk_mode”) whether you prefer the light or the dark theme; the “favourites” stay in your browser's storage. We do not profile visitors and we use no analytics or advertising tools (see the Cookie Policy).
3. Why we process it and on what basis
- To answer your request and, if you wish, arrange a viewing or a valuation: pre-contractual steps at your request (art. 6.1.b GDPR).
- To show you the videos and virtual tours hosted by third parties: your consent (art. 6.1.a GDPR and art. 122 of the Italian Privacy Code), which you can withdraw at any time from the “Cookie preferences” at the bottom of every page; to remember your cookie choice: our legitimate interest in respecting it (art. 6.1.f).
- Site security and prevention of abuse and automated messages: the controller's legitimate interest (art. 6.1.f).
- To comply with legal obligations and to defend a right in court, if necessary (art. 6.1.c and 6.1.f).
- We do not use your data for newsletters or marketing. If we ever do, we will do so only with your consent.
4. Providing your data
Giving your data in the form is optional, but without a name and a way to reach you we cannot reply. To send the form we ask you to confirm that you have read this notice.
5. Who receives it
Data is not sold or passed to third parties for advertising.
- The providers of the IT infrastructure on which the site runs, who process data on our behalf.
- Telegram, the messaging service through which the controller receives an alert when a request arrives.
- OpenFreeMap, the map provider, only when you open a map (see above).
- YouTube (Google), Vimeo and Matterport, only if you agree to third-party content and start a video or a virtual tour.
- Notaries, partner agencies, technicians and other professionals, only if you ask for a service that involves them and as far as necessary.
- Public authorities, when the law requires it.
6. Transfers outside the European Economic Area
Some providers, such as Telegram, may process data outside the European Economic Area. In that case the transfer relies on the safeguards of the GDPR (adequacy decisions or standard contractual clauses).
7. How long we keep it
- Contact requests: up to 12 months after the request is handled, unless a further relationship arises or the law requires a longer period.
- Data of an engagement or contract: for the legal (tax and civil) terms.
- Technical server data: for as long as strictly necessary for security and operation.
8. Your rights
You may ask for access to your data, rectification, erasure, restriction, object to processing and, where applicable, portability (articles 15-22 GDPR), and withdraw any consent at any time. Write to the controller at the contacts above. You also have the right to lodge a complaint with the Italian data protection authority, the Garante (www.garanteprivacy.it).
9. Minors and automated decisions
The site is not intended for people under 18. We take no fully automated decisions that affect you.
